At Churchill Sales & Lettings we can offer flexibility.  We use Assured Shorthold Tenancies for these reasons, rather than Assured Tenancies like some other Retirement Letting Agents do.

Our team of specialists understand the retirement living lifestyle and the rentals process, so we are perfectly placed to advise our Landlords on the best marketing strategy and current market rental value for their apartment. We are here to help you and guide you through all aspects of letting your property.  We also understand that for some of our customers this may be the first time they have ever rented so patience is a given.

3 Levels of optional services

Churchill Sales & Lettings offer three levels of services to our Landlords.  Whether you just want us to find a suitable Tenant or if you are looking for the full package, we will be there right from the initial valuation through to the day your new Tenancy begins, and if required until the end of the Tenancy.

If you choose our Fully Managed service, you can rest assured that if the Tenant raises any maintenance issues, we have dedicated Property Managers who will take this on and as we have links to Churchill Estates Management, we will be able to find out who fitted that boiler or where that kitchen door came from.

Our aim is to take the weight off your shoulders during what can be a very stressful time.

Churchill Estates Management – part of the Churchill Retirement Living Group

Established in 2006, our property management arm offers more than just property management services, providing our Owners with a safe and secure lifestyle, which allows them to enjoy their retirement. Churchill Estates Management offers a professional and open approach to all Owners and are committed to maintaining a first-class level of service, communicating and consulting with Owners, Landlords and Developers to ensure the smooth running of each development.

In addition, our own in-house careline service, Careline Support Ltd, was established in 2020 and provides quality 24/7 support services to give our Owners and their loved ones peace of mind.

Advertising and marketing

We produce stunning property brochures, with detailed floorplan layouts and professional photographs of the individual apartment as well as the communal areas, such as the Owners’ Lounge and gardens.  We also advertise online though our own website and on Rightmove.

Tenancy Deposit Scheme (TDS)

The Housing Act 2004 requires that every Landlord or Letting Agent that takes a deposit for an Assured Shorthold Tenancy in England and Wales must protect the deposit under an authorised government approved tenancy deposit scheme.  We will be using the Tenancy Deposit Scheme Custodial Service (TDS).   The TDS protect your Tenancy deposits, with the reassurance that should any disputes arise at the end of the Tenancy, through the TDS these will be resolved quickly, fairly and for free.
